What EstateFi is — in plain words
Last updated 23 July 2026 · How every number is computed →
EstateFi is a data tool first. It reads public blockchains and publishes two things that tokenized-real-estate platforms rarely show side by side: the price a token actually trades for on-chain, and the rent that is actually paid to holders — next to the official price and the advertised yield, so you can see the gap yourself.
EstateFi is an aggregator, not a marketplace. It shows every open sell offer it can read as read-only order-book transparency, but it does no trading and routes no orders. To buy or sell, go to the issuer's own platform. EstateFi operates no order book, does no matching, holds nothing, and charges nothing.
Why this exists
In April 2026, RealT — one of the largest tokenized-real-estate issuers — halted weekly rent payments across its portfolio. On the issuer's own pages, prices and yields kept displaying as before. But on-chain, the picture was different: secondary-market prices collapsed far below official prices, and payout transactions stopped arriving. Anyone relying only on displayed numbers could not see it happening.
The blockchain records everything: every sale, every price, every rent payment (or its absence). The data was always public — it was just never assembled. EstateFi assembles it.
What this site does
- Reads public blockchains — Gnosis, Polygon, Ethereum and Algorand — for real trades and payouts of tokens issued by RealT, Binaryx, Blocksquare, Lofty and Reental.
- Shows real market prices next to each issuer's official price.
- Tracks rent actually paid, from public payout files and on-chain payout transactions.
- Links every number to its source — a block-explorer transaction, a contract address, or a public file you can open yourself.
- Refreshes daily, automatically.
What this site does not do
- No custody. It never holds your tokens, funds or keys.
- No token of its own. EstateFi issues nothing and sells nothing.
- No fees, no trading. The data is free; EstateFi does no trading and routes no orders — it aggregates and verifies, nothing else.
- No marketplace of its own. It shows open sell offers only as read-only order-book data — to trade, you go to the issuer's own platform.
- No advice. Numbers, sources, and nothing else.
Independence
EstateFi has no affiliation with RealT, Binaryx, Blocksquare, Lofty, or any other issuer or marketplace it covers. It receives no payment, commission, referral fee, or data feed from any of them. Everything shown is read directly from public blockchains and public files — which also means an issuer cannot edit what appears here, and neither can we without it disagreeing with the chain.
Because the site sells nothing and charges nothing, it has no stake in whether anyone buys, sells, or holds these tokens — which is exactly what lets it publish the uncomfortable numbers.
Don't trust us — verify
Every price on this site comes from a transaction you can open on a public block explorer, and every rent figure from a public payout file or on-chain transfer. The methodology page lists each formula and each contract address, so anyone can recompute any number independently. If you find a figure that doesn't match the chain, we want to know.
Who runs it
EstateFi is an independent project, built and maintained by a small team, not backed by or affiliated with any issuer. It began in 2026 as an attempt to answer one question with public data: what are these tokens really worth, and is the rent really being paid? Today it tracks over 1,000 tokens across five platforms and four blockchains, with over 150,000 on-chain sales recorded.
